GIVE

As part of our mission to create communities where people feel truly cared for, we continue to deliver our GIVE program, a community engagement initiative aimed at bringing GID and Windsor Property Management Company associates together with our residents and tenants to assist those in need in the communities where we operate.

Day of Service

This year’s Day of Service saw 874 people participate to support 23 unique events. This initiative unites our GID and Windsor Property Management associates under a shared goal of giving back, putting our OneTeam mindset into action.

OneTeam FUNd Friday

In 2024, we continued our annual fundraising event, encouraging associates to wear their GIVE T-shirts and attend our collaborative team lunch. Through this initiative we raised $7,500 for our OneTeamGIVES Fund, which helps our associates experiencing catastrophic disaster or personal hardship access grants.

GIVE a Bear

Employees in central Texas and Georgia raised over $43,000 for Ronald McDonald House Charities (RMHC) and donated 750 bears to 15 Ronald McDonald House Charities chapters. Since this program’s inception in 2012, our team has raised over $200,000 for the cause, bringing much needed joy to families in need over the holiday season.

Our people are key to driving our continued success. We want our associates to feel appreciated and proud of their work, which is why at GID we place a high value on building community for our associates as well as our tenants and residents.

Committed to Care and Growth

Building a strong team starts with finding the right associates and fostering an environment where they want to stay and grow. We’re always looking for new ways to support our team, ensuring our associates remain motivated, supported, and proud of where they work. We prioritize the health and well-being of our people, delivering support that helps all our associates thrive.

We have a suite of well-being support, underpinned by our BetterUp Care program, a mental health and wellness support service dedicated to safeguarding the well-being of our employees. Following its inception in 2023, we have continued to provide online materials and/or one-on-one coaching, with 138 employees currently participating in the initiative.

Additionally, we provide our associates with personalized financial advice services through our Prosper Wise service in collaboration with Marsh & McLennan Agency® (MMA). In 2024, 431 associates participated in 632 different online sessions, receiving financial planning support and coaching free of charge.

Breaking Down Language Barriers

We have continued to offer our associates Babbel for Business® English as Second Language (ESL) classes during 2024. These classes fuel greater connections across teams and with our network of vendors, residents, and tenants.

Anchor Program

In 2024, we introduced our Anchor Program, aimed at developing the skillsets of our analysts and associates. This program offers formal training, social learning, and mentorship to participants, empowering them to upskill and grow professionally within their roles. During 2024, we facilitated professional development through online training classes, cross-departmental mentorship, and tailored development plans, as well as our inaugural annual retreat. To date, 37 associates have participated in the Anchor Program and, as the program continues, these participants will be encouraged to take on stretch assignments and new roles within the organization.

Connecting with Our Associates

Since its inception in 2023, our Windsor Connect program has grown to become a key development tool for associates, putting less-senior members of staff and leadership functions in the same room to communicate and connect. As part of this initiative, we present a Quarterly Speaker Series, where our senior executives share their insights and expertise with associates. Furthermore, Windsor Connect provides a "Day in the Life" experience, enabling Windsor Property Management associates to gain a deeper understanding of the daily operations across various departments.

Now entering its seventh year, we continue to offer our Summer Internship Program. In 2024, our Atlanta, Boston, and Dallas offices provided intern opportunities to seven students who were integrated into our teams, performed assignments from across our business, and offered important insights into the commercial real estate industry.

We conducted our annual employee survey to better understand the thoughts of our associates and where we should focus our efforts to enhance their experiences, and we were delighted to achieve a participation rate of over 70%. This year, our development program received a 94% favorability rating from associates, showcasing our sustained investment in the careers and skillsets of our colleagues. In addition, 96% of associates reported they feel trusted to get their job done and 95% stated they understand our company values and have good working relationships with their coworkers.

Honoring Sustainability Commitment

At our 2024 Operations Conference, we were excited to honor Satch Fausto Rosales, Regional Maintenance Manager for Florida, with our annual Responsible Investments Award. This award goes to someone who has gone above and beyond in supporting our sustainability initiatives across the company, including energy-conservation measures and leading sustainability events and community engagement programs.

Satch spearheaded the installation of SoftStart equipment across our portfolio. He ensured the product worked effectively with several pilot projects, then developed a procurement, installation, and verification program to complete the installation of over 1,200 devices. This has resulted in energy consumption and financial savings and is extending the effective useful life of HVAC equipment at our properties.

Building with Our Residents In Mind

Creating positive environments where our residents and tenants can work, live, and thrive is extremely important to us. This is why, in 2024, we delivered a wide array of initiatives across our properties to build relationships and a sense of belonging.

For example, we launched a series of events to promote mental and physical health. This included initiatives aligned with International Mind Body Wellness and International Day of Yoga. We also brought together our residents to promote nature stewardship, raising awareness of World Wetlands Day, Earth Day, and National Wildlife Day.

Across our multifamily network, we are focused on the physical and mental health of our residents. Our fitness centers, pools, spas, walking paths, club rooms, outdoor amenities, playgrounds, dog parks, and pet-washing facilities enrich the quality of our residents' lives, providing the building blocks necessary for a balanced living experience.

Many of our residents continue to work in hybrid or remote ways, and we want to ensure they feel supported to do so. We offer several community spaces that cater to remote workers, with access to Wi-Fi, office equipment, and conference rooms.

Engaging with Our Industrial Tenants

We collaborate with our industrial tenants to drive shared progress against our Responsible Investments strategy. Through green lease provisions, we promote utility data sharing, helping visualize our indirect emissions and identify efficiency opportunities for tenants. We also encourage our industrial tenants to adopt environmentally responsible habits, such as ensuring engines are switched off at loading docks and hazardous materials are disposed of responsibly.

At properties pursuing Institute of Real Estate Management (IREM) green building certifications, we encourage tenants to voluntarily adopt sustainability policies. This includes activities that may support the pursuit of established sustainability targets, for example reduced energy and water consumption.
